What happens next

It goes to one person rather than a queue — whichever of the four is the right one for it.

Between seven and ten you will hear back within four hours. Outside those hours, by nine the following morning.

If it cannot wait that long, telephone instead. Somebody is awake.

We keep what you write only for as long as it takes to answer it

Getting here

By road, by water, and the one way nobody expects.

The distances are on the home page. What follows is the part that actually helps once you are on your way.

By car

There are eleven spaces behind the house, free, and no need to reserve one — we have never yet run out. The gate opens on a code we send with your confirmation, and it works just as well at midnight as at noon.

Malpensa · 78 km · 1 h 10 Milan · 52 km · 55 min Lugano · 44 km · 50 min

By boat

The public ferry from Como lands at Tremezzo, four minutes’ walk from the door. We also keep a launch of our own, which will collect you from Como or Bellagio with your luggage and rather more dignity.

Como · hourly · 45 min Bellagio · every 40 min · 20 min Our launch · €180 each way

By air

Malpensa is the obvious one, but Lugano is closer and almost always calmer. Send us the flight number and we will watch it — if you are late, the car waits, and there is nothing further to arrange.

Malpensa MXP · 78 km Linate LIN · 74 km Lugano LUG · 44 km

By rail

Milano Centrale to Como San Giovanni takes forty minutes and runs twice an hour. From the station it is a taxi, or the ferry if you are in no particular hurry — and you should not be.

Centrale – Como · 40 min Taxi · 25 min · approx €55 Ferry · 45 min

Before you come

The nine questions we are actually asked.

If yours is not one of them, telephone. It is almost always quicker than writing.

What time is check-in and check-out?

Rooms are ready from two, and we ask for them back by eleven. Both are negotiable and usually negotiated — tell us the flight and we will work around it.

Yes, at no charge and with no size limit. There is a bowl in the room before you arrive and a towel by the door for wet paws. We would rather know in advance, but only so we can give you a room with its own way out to the garden.

Eleven spaces behind the house, free, and no need to reserve one. The gate opens on a code we send with your confirmation, and it works at any hour.

Yes, but it is small. It was fitted into a 1908 stairwell in 2019 and there was only so much room — it takes two people and a case, or one person and two cases. Six rooms are on the ground floor if stairs are difficult. Say so when you book and we will keep one for you.

Yes. Send the flight number and we watch it. If you are delayed the car waits, and there is nothing for you to rearrange from the aeroplane.

No. There are twenty-four rooms and one pool, and the whole thing only works because of that arithmetic.

Only for two weeks in early February, which is when the boiler gets looked at properly and everybody goes somewhere warmer. The rest of the winter is our favourite part of the year.

Yes, at any age. There are no separate facilities and no children’s menu — they eat what everybody eats, and most of them seem quite pleased about it.

Free until seven days before you arrive; after that we charge the first night. If something has genuinely gone wrong, telephone. We have never yet enforced it against somebody who was ill.
